Project Overview
Skyline Condo is a modern, thoughtfully crafted apartment on the 23rd floor in downtown Kyiv. The design transforms a compact urban floor plate into a calm, open-concept home where craftsmanship, personal storytelling, and everyday functionality coexist in harmony.
The brief called for a space that feels open yet intimate, organized yet expressive — a place where the panoramic city view becomes part of the daily rhythm.

Entrance & First Impressions
The entrance zone sets the tone for the entire apartment: clean lines, subtle textures, and carefully integrated storage. The electrical panel and multiple storage units are hidden behind continuous panelling with sculptural recessed pulls that resemble droplets — more art piece than hardware. This keeps the entry calm, uncluttered, and beautifully functional.
A gradient wall finish — shifting from soft beige to a muted purplish tone — begins here and continues into the kitchen, creating a gentle visual transition through the home.

Open-Concept Kitchen & Living Space
The heart of the apartment is its open studio layout, combining kitchen, dining, and living. The kitchen is built entirely from solid wood, painted in a sophisticated green finish that still reveals the natural grain — a tactile reminder of the material’s quality beneath the colour.

A bar counter sits directly at the window, offering a moment of pause: morning coffee above the city or an evening drink overlooking Kyiv’s lights.

Dining integration in a compact footprint
Despite the modest square meterage (~20 m²), the layout accommodates both a dining table and a bar without compromising movement.

Sculptural Columns & Metal Shelving Partition
Between the kitchen and living zones stand two load-bearing columns — structural elements that could not be removed but were transformed into intentional design features. Each column is finished in marmorino stucco for a soft, refined texture and then framed with black-painted metal sheets, creating a clean, architectural outline. The metal detailing gives the columns a sleek, modern presence and visually ties them to the adjacent shelving system.
Beside them, a custom metal shelving installation serves as both a divider and an artful focal point. Its open construction allows light to pass through freely, maintaining the airy flow of the studio space, while offering a place to display curated objects — vases, sculptures, or meaningful personal pieces — without ever closing off the room.

Living Room: Cohesion & Personal Storytelling
The living room continues the language of the kitchen with built-in shelving on both sides of the TV, mirroring the rhythm of the metal partition. The floating TV shelf features a printed glass artwork depicting an apple garden — a deeply personal detail and tribute to the clients’ newly developed apple orchards in Georgia. This motif ties their life story directly to the home.
The print spans three glass panels, with seams cleverly hidden behind cabinetry and the TV, creating a seamless visual experience.

Corridor & Walk-In Storage
The corridor leads to a dedicated walk-in wardrobe with thoughtfully allocated space for shoes, belts, garments, and accessories — designed to keep the bedroom clutter-free. Everything is custom-built for maximum function without sacrificing elegance.

Powder Room: A Jewel-Box Continuation of the Concept
Throughout the apartment, every door is designed with hidden hinges and refined glass panel details — a quiet but powerful element of craftsmanship that elevates circulation spaces. These clean-lined doors create smooth transitions from one zone to another, and one of the most surprising passages leads into the discreet powder room, a tucked-away powder room revealed from the hallway.
The space itself is elongated, finished in a soft, muted tone that intentionally avoids contrast. Instead of colour or pattern, the drama comes from reflection. Along the upper half of both long walls, expansive mirrors stretch from end to end. When you step inside, the mirrors bounce off each other endlessly, creating a mesmerizing tunnel of reflections and visually expanding the narrow footprint.
To address the limited depth, a custom floating vanity system was designed with shifting widths: a slimmer countertop near the door for ease of entry, a wider central platform that supports a vessel sink and elevated faucet, and then a return to a slimmer counter as it continues along the room. This creates a continuous linear gesture — functional, airy, and perfectly scaled to the room.
A wall-mounted toilet keeps the floor plane clean. Above it, mirrored cabinet doors (with the same glass detailing found on the apartment’s doors) conceal the water heater, turning a necessary utility into part of the design language. The overall effect is subtle yet immersive — a quiet room that surprises with its spatial illusions and refined detailing.

The bathroom is unexpectedly spacious for a city apartment and designed as a serene retreat:

Primary Bedroom: Warmth, Texture & Quiet Function
The bedroom is enveloped in warm wood panelling with built-in shelving niches for personal items, creating a cozy yet refined atmosphere. The design supports rest, softness, and calm — with integrated storage ensuring clarity and simplicity.
Second Bedroom: Floating Bed Frame & Custom Workspace
The second bedroom is designed for both comfort and functionality. A floating bed frame elevates the room’s aesthetic, giving it a light, airy feel. Complementing this is a custom-built workspace, thoughtfully designed to maximize productivity without sacrificing style.
